This new tower on the Toronto Waterfront, just south of the central business district, is the third phase of WaterPark Place, a commercial development at Bay Street and Queens Quay Boulevard. Home to offices of a major bank, the one million square foot tower adds diversity to the primarily residential waterfront and provides a significant new connection to the downtown PATH system by way of an above-grade link under the Gardiner Expressway that will connect to a two-storey retail podium.
The building, a composition of intersecting prisms, is comprised of two offset rectangular vertical volumes of differing heights intersected by the horizontal volume of the podium. On the west the seven-storey podium creates a “jewel box” suspended over the adjacent park. LEED Platinum Certified, the project exhibits a language of sustainability on the building façades with vertical fritted glass fins on the east and west and horizontal fritted glass fins on the south designed to manage sunlight penetration throughout the seasons. Championing supportive workplace strategies, the design of office floors allows for densification, while giving users good access to light and views, as well as individual control of lighting.
