Inspired by the opportunity to revitalize an existing rental apartment neighbourhood, the proposal includes a new 26 storey rental building, stepping down to the scale of the street with a six storey podium. A The contemporary design of the new tower splits the building massing into vertical and horizontal elements as a counterpoint to the adjacent 1960s era slab buildings on the site.

A row of townhouses at the rear of the property helps frame the master-planned site with a centralized landscaped open space, adjacent amenity areas and pedestrian pathways. A new driveway pattern is proposed to reduce the amount of asphalt on the site while allowing vehicular drop-off zones for all buildings. The proposed tower’s footprint is narrow to provide maximum setback from existing adjacent buildings.
