Through the clear and concise planning of interior and exterior spaces and by taking a holistic approach to integrate the existing and proposed new addition, a strategy was developed to emphasize a predominant entrance and retail base at 777 Bay, along with the option to increase rentable office space located above.

To maintain a pedestrian-friendly edge and scale, a two-storey podium was created, extending the podium line along Bay Street. By pulling the west façade to the property edge, feature entrances at mid-block and at the corner were emphasized. A retail front stretches along the length of the Bay and College intersection and a rooftop patio is introduced, further animating the pedestrian edge. A grand public walkway paralleled by the Bay Street galleria entrance gives access to the centre of the complex. By clearly defining and strengthening the retail and office podium, the expansion presents a contemporary image consistent with the new commercial developments in the downtown core.
